We design, build and operate small overwater and waterfront resorts in Central America and the Caribbean.
How we think about a site
We look for places that are already remarkable and build as little as possible on them. A site earns its keep through what guests wake up to, not through what we add.
We take the long route on tenure. Securing the ground and the water rights under a resort is slower and harder than leasing, and it is the only way to control what happens next door.
We build with the people who live there. Our crews are local, our timber is milled to order, and our power and water are our own.
How we work
- 01
Survey first. Every project begins with a topographic and bathymetric survey, and nothing is drawn until it exists.
- 02
Engineer before you budget. Water, sanitary, rainwater, power and structure are drawn as complete sets before a number is committed.
- 03
Buy direct. We import our own materials and keep our own crews, which is slower to set up and cheaper every year afterwards.
- 04
Operate what we build. We are not a developer looking for an exit at handover.
Where we are building now
Sera Island Resort in Bocas del Toro, Panama, is our first property. It is under construction and opens in February 2027. Everything on this page beyond it is a site we are looking at, and we say so plainly.
Sites we are looking at
None of these is committed, financed or under contract. They are places we have identified and are studying.
